Project Description

Chelsea Sugar’s refinery is a prominent landmark on the banks of Waitemata Harbour and is easily seen as you drive across the Harbour Bridge. It’s important that the refinery and surrounding grounds are kept at the highest standard as it’s constantly in the public eye and is a direct reflection of the brand itself.

Additionally, as the property is an operational food manufacturing site, its maintenance poses a unique set of challenges. It was vital to Chelsea Sugar to appoint a company that was experienced at delivering industrial painting maintenance to the food manufacturing industry.

Project Solution

Chelsea Sugar contracted Programmed Property Services in 2005 to carry out industrial painting maintenance to the exterior and interior of the refinery. Later, Programmed was also appointed to manage the maintenance of the refinery’s expansive grounds.

Due to the food processing industry’s stringent requirements, Programmed has to ensure all products used for both the industrial painting and the grounds work met industry standards, as well as each product being further approved by the customer.

Additionally, with each job our painting team employs various methods to remove the risk of chemicals entering the stormwater drainage system or contaminating production areas, such as covering all drains during painting works and always carrying spill-kits. Plus, all staff receive training in safe and environmentally responsible work practices.

The refinery operates 24 hours a day, so any long disruption to this is detrimental to production levels. To address this, Programmed applied 2 pack protective coatings within manufacturing areas. These surfaces require maintenance less often, thereby reducing production downtimes.

Programmed also carries out a variety of other specialised painting services including steelwork, the use of access equipment, and high pressured cleaning.

Surrounding the historic refinery lies 45 hectares, which the Programmed grounds maintenance team also looks after. These grounds are comprised of bush, wetlands, lakes and recreational areas, and much of this is open for public use. When carrying out grounds maintenance work, the team aims to minimise inconvenience and any safety risk to those who might be using the space at the same time.

Project Outcome
